What services does KCM Commercial Property Management provide?

We offer full-service commercial property management including tenant relations, rent collection, property accounting, vendor coordination, preventative and emergency maintenance, lease administration, CAM reconciliations, construction management and long-term capital planning. Our goal is to maximize property performance while reducing the day-to-day burden on owners. We have been ranked in the Sacramento Business Journal’s Top 25 Commercial Property Management firm list for over 20 years.

What types of properties do you manage?

KCM specializes in retail centers, office buildings, and mixed-use projects throughout the Sacramento, Bay Area and Northern California region. Whether it’s a single-tenant building or a large multi-tenant shopping center, we bring hands-on experience and local market knowledge to ensure your asset performs at its best.

How is your fee structure set up?

Our fees are competitive and transparent. We typically charge a monthly management fee based on a percentage of collected base rents or a flat fee based on each individual assessment of the property. We do have a minimum management fee. Leasing, sale and renewal commissions set by market standards. We do not markup maintenance costs, and any additional services are discussed and approved with you in advance.

How do you find and manage tenants?

We market on Loopnet, CoStar, Crexi, MLS, Constant Contact and our website. We carefully screen tenants by reviewing credit, financial strength, and business history. We negotiate leases to protect ownership interests while attracting quality, long-term tenants. Once in place, we maintain close relationships with tenants to ensure compliance, satisfaction, and long-term retention.

How do you handle maintenance and repairs?

Being in business for almost 30 years, we maintain a vetted network of trusted local vendors for everything from landscaping and janitorial to HVAC and roofing. Preventative maintenance schedules keep costs predictable, while emergency services are available 24/7. All work is coordinated and monitored by our management team.

How do you collect rent and handle delinquencies?

We offer tenants modern payment options including ACH and online portals. Delinquencies are addressed promptly with consistent follow-up, late notices, and if necessary, legal enforcement in compliance with California law. Protecting your cash flow is always our priority.

How often will I receive reports and updates?

Owners receive detailed monthly financial statements, rent rolls, and budget-to-actual reports. We also provide full narratives each month that include property condition updates, tenant relations, expense details and capital expenditure tracking. We use Yardi and custom reporting is available based on your preferences.

How do you handle leasing, renewals, and marketing vacancies?

We actively track lease expirations and begin renewal discussions well in advance. For vacancies, we market through LoopNet, CoStar, Crexi, MLS, Constant Contact and our broker network. Our goal is to minimize downtime and negotiate leases that strengthen your property’s long-term value.

How do you handle compliance, disputes, or evictions?

Our team stays up-to-date with California regulations, ADA requirements, and local ordinances. We manage lease enforcement consistently and fairly, and if disputes arise, we first aim for resolution before escalating to legal remedies. Should eviction be necessary, we coordinate the process with experienced attorneys.

What if I want to change or end my management agreement?

We believe in earning your business every month. Our contracts include a 30-day cancellation notice period. We regularly take over accounts for Owners when not satisfied with their current management company. We step in and make the transitions smooth by working to obtain all all property files, leases, and records promptly from the previous company so you don’t have to. If you ever choose to make a change, we’ll ensure a professional and cooperative handover likewise.

From small owner-user buildings to large investment portfolios, KCM Commercial Real Estate has the market knowledge and relationships to deliver results. With our vast portfolio of managed assets as well as our local listings we have a unique and powerful insight to the current market vacancies, upcoming vacancies, potential 1031 exchanges, off market sales and competitive TI packages.

How do you market a property for sale or lease?

We create a customized marketing plan for each property, which may include professional photography, Matterport 3D virtual tours, brochures, signage, online listings (LoopNet, CoStar, Crexi and MLS), targeted email campaigns and direct broker-to-broker outreach. Our goal is to position your property competitively and maximize visibility. We have a deep connection in the commercial real estate industry due to our long history in the area, owner relations, broker and agent relations and reputation.

How do you determine asking price or lease rate?

We perform a detailed market analysis using comparable sales, lease comps, vacancy rates, absorption trends, and property-specific factors like location, visibility, and tenant mix. This ensures your property is priced correctly to attract qualified buyers or tenants while maximizing value. We also have the advantage of seeing the real time deals that not only KCM does, but all of the other deals coming in from other agents we work with in our managed portfolio.

Do you represent both landlords and tenants/buyers?

Yes. We represent landlords and sellers in listing assignments, and we also provide tenant and buyer representation. Our team always discloses representation clearly to ensure ethical and transparent transactions.

How long does it usually take to lease or sell a property?

Timelines vary depending on location, condition, pricing, and market conditions. In general, retail and office spaces may lease within a few months if priced right, while sales can range from 60 days to several months depending on due diligence, financing, and negotiations.

What commission structure do you use?

Our brokerage commissions are industry standard, typically a percentage of the lease value or sale price, and are outlined clearly before we begin marketing. Commissions for leases are paid half upon lease execution and half upon rent commencement. Sale transactions are paid at the close of escrow.

Do you help negotiate tenant improvements or build-outs?

Yes. We assist landlords and tenants in negotiating tenant improvement allowances, free rent, and build-out terms that make deals work for both sides while protecting ownership’s investment. Due to our large portfolio, we have a well-established valued relationship with each of our contractors. They help our clients get the best pricing and value for the work.

How do you qualify prospective tenants and buyers?

We review business financials, credit history, run a credit check and references for tenants. For buyers, we confirm proof of funds or financing pre-qualification. This ensures deals move forward smoothly and with qualified parties.

Do you also do residential real estate?
